Introduction

Darin Smith, Certified Residential Real Estate Appraiser and owner of Darinzona Appraisal Services LLC

I got started in the appraisal business in 2003 after spending ten years in the graphic design and adversting industry right out of college with a degree in art and design.

My first year of required pre-licensing apprenticeship appraising was spent mostly appraising HUD owned properties. I valued the vacant HUD properties in their as-is condition and provided a laundry list of health and safety related repairs needed to the properties to bring them up to code and make them saleable and marketable for HUD.

I received my first appraisal license in 2004 and certified appraisal license in 2005 after completing a second year of required apprenticeship and additional classwork followed by passing the state exam.

I started my own business Darinzona Appraisal Services in 2008 and work for myself. I have no additional appraisers on staff. When using Darinzona Appraisal Services LLC I will be working directly for you from start to finish.

My comprehensive list of appraisal services includes reports for mortgage lending on residential properties; market value listing appraisals, replacement cost analysis for insurance, appraisals for litigation and arbitration purposes, selling a home, purchasing a home with cash, investment portfolios, estate, death or divorce settlements, dissolving joint ownership and disputing measurements on tax assessments or for measurement confirmation for listing purposes. I also offer reports as feasibility studies and lease rate surveys among various categories of real estate consultation. With a proven track record for service excellence in the Surprise and the surrounding West Valley Market Area region, Darinzona Appraisal Services LLC adheres to all regulations and codes of conduct as outlined in the Uniform Standards of Professional Appraisal Practice.

I am a member in good standing with the Arizona Association of Real Estate Appraisers (AAREA) and am fully insured against all liability.

I work solely in the single-family, residential real estate appraisal market. Darinzona Appraisal Services LLC also offers expert witnesses authorized to provide testimony in a court of law, in addition to offering consultation in all areas of real estate advisory activities, including market feasibility studies, assessment appeals and lease disputes, among others.
